The file organization checklist that makes a mortgage-note review more useful.

Record original and current principal, interest rate, payment amount, amortization, maturity, balloon or payoff terms, payment status, delinquency, modification history, and cutoff date. State whether the balance is based on servicing records, an accounting ledger, a payoff statement, or another source.

For a first conversation, aggregate facts are enough. The seller mortgage-note intake frames the review before detailed files are exchanged.
